What are the special code requirements for installation of a gas water heater in a garage?

There are two additional installation requirements beyond the standard ones when a gas water heater is installed in a garage, and both are intended for minimize the possibility of starting a fire in the garage by either igniting fumes from a gasoline leak onto the floor or rupturing the gas line to the water heater from being hit by a car.
- Because gasoline fumes are heavier than air and will collect near floor level when there is a puddle of leaked gasoline on the floor, the water heater must be elevated a minimum of 18-inches off the floor, UNLESS the water heater is Flammable Vapor Ignition Resistant (FVIR) rated, which will be noted on the data plate at the side of the water heater. All water heaters manufactured after July 1, 2003, are required to be FVIR compliant. This means the flame inside the base of the water heater is in a sealed compartment and will not ignite any fumes around it. See our blog post What is an FVIR water heater? to learn more.
- The code also requires that gas appliances located in a garage, such as a water heater, “shall not be installed in a location subject to vehicle damage except where protected by approved barriers.” Typical approved barriers are a bollard or wheelstop (parking bumper). This safety measure is not necessary if the water heater is not located in front of the path of a car in the garage.
