Is radon mitigation possible for a condominium?

The installation of a radon mitigation system in a condominium can present unique problems for a mitigation contractor. Because a system must exhaust the gases it collects to an exterior location, the piping must penetrate the walls or roof, which are owned by the condo association and under the jurisdiction of its board.
Only the volume of air inside the “envelope” of the outside walls is the extent of ownership of a condo and, since the air is the problem, the owner is responsible for fixing it. A condo owner may be concerned about their personal health, or be under contract with a buyer that has tested the air and wants the high radon level reduced as a contingency of the sale. The association, however, is concerned about the possibility of an unsightly pipes running up an outside wall or through the roof.
Condo association boards have been known to refuse to grant permission for a radon mitigation system installation. Because the refusal impacts the health of the homeowner and may possibly interfere with the sale of a unit, things can get litigious. Usually, when the smoke clears, the mitigation contractor has to do extra work to conceal the parts of the mitigation system that are visible from the exterior of the building.
