How long does roof sheathing last?

You can expect the wood roof sheathing of a home to last 100+ years. Although it should last for the life of the home, roof sheathing lifespan can be shortened by moisture penetrating it from both above and below. Roof leaks will cause wood rot, while repeated, heavy condensation on the attic-side surface of the wood will deteriorate it from below. Plywood and OSB sheathing are generally more suseptible to moisture problems than dimensional lumber.
