The basic requirements for a home inspector examining a water heater are outlined in the Standards of Practice of the International Association of Certified Home Inspectors (InterNACHI): “The inspector shall inspect the water heating equipment, including the energy source, venting connections, temperature/pressure-relief (TPR) valves, Watts 210 valves, and seismic bracing.” Other inspector standards are similar. The primary concerns are that it functions properly and is safe.

    Here’s a partial list of what we check when looking at a water heater, some of which exceed the Standards of Practice:

•• Type of water heater and energy source, such as gas or electric, tank or tankless, and atmospheric, direct, or power vent.

•• Manufacturer, size, year of manufacture, and condition.

•• Temperature/Pressure Relief (TPR) valve not corroded and drain to floor or exterior installed properly.

•• If gas water heater, correct venting, pan under it if required, no backdrafting at draft hood, acceptable location, adequate combustion air provided, and sufficient area in front of unit for service, elevated off floor or FVIR type if in garage.

•• No rumbling, gurgling sound when operating.

•• Bracing in place for areas with seismic activity and all mobile homes.
